The Basic Things to observe when Inspecting Properties

Always ensure you inspect properties under your management portfolio at least once in a month.

Be prepared to ask questions from your tenants and point out specific problems you’d like to check out further.

Take a photograph of any potential issues that arise, so you can present the same to your client and also make sure you fully understand the problem.

A home’s roof plays a huge role in keeping the interior in good shape. It’s also one of the most expensive and labour-intensive parts of a house to replace. Try to find out when the roof was last replaced. Look for possible leakages, and make sure you go up the roof during the inspection.

Keep eyes for possible signs of water intrusion. You can always see signs of water issues around the plumbing chambers/lines.

Pay attention to any suspicious fixes — only part of a floor patched or repaired or only part of a wall is freshly painted? and ask your tenant what has happened.

Carefully watch if your tenants are not members of the bad gangs, and observe they are not using your property for illegal business operation.

Check if the power generating system is located far away from residential units – this would prevent other tenants from noise pollution.

Take a laser look at other important things In the house;

  • Gate-house
  • Plumbing
  • Wiring
  • Fence
  • Security
  • Few others

Keep your tenants unnoticed when coming for an inspection, keep the on-site facility manager uninformed and ensure your inspection is conducted early in the morning – all these will help you to see the big pictures as per the state of the property under your management portfolio.
